This Terms and Conditions describe how projects will be disclosed and managed, when you visit or make a purchase from https://casaormo.com (the “Website”).

Our Commitment

At Casa Ormo, every project is approached with care, intention, and a deep respect for the way you live. These terms exist to protect both of us — so that the work can happen well, and the result feels worth it. By engaging our services, you agree to the following.

1. Services

Casa Ormo provides interior design services as outlined in your individual project contract, which forms part of this agreement. Services may include concept development, space planning, material and finish selection, furniture sourcing, and project coordination. Specific deliverables and scope will be confirmed in writing prior to the commencement of any project.

Casa Ormo is not a licensed architect or structural engineer. Any work requiring architectural drawings, structural modifications, or building permits will require the engagement of a separately contracted licensed professional. Our role is to ensure the design intent is carried through — we are not responsible for the work, warranties, or conduct of third-party contractors, tradespeople, or consultants.

2. Fees & Payment

A non-refundable retainer of the agreed project fee is required to confirm your project and reserve your start date. No project begins without this payment.

The remaining parts will be due upon completion of the outlined phases of your individual contract.

All invoices are issued electronically and are due within 7 days of receipt. Invoices outstanding beyond 30 days will accrue a late fee of 1.5% per month from the original due date.

Reimbursable expenses — including but not limited to material samples, courier fees, travel outside of Miami-Dade County, and printing costs — are billed in addition to the project fee and will be itemized clearly on each invoice.

3. Purchasing & Procurement

When Casa Ormo purchases furniture, materials, or objects on your behalf, a procurement fee will apply. This fee covers sourcing, coordination, and vendor management and will be outlined in your proposal.

All custom, made-to-order, and special-order items are non-refundable and non-exchangeable. Standard furniture and product sales are final. Any cancellations after orders have been placed will result in the client's full responsibility for restocking fees, return shipping, and any vendor-imposed charges.

4. Project Timeline & Communication

Project timelines will be agreed upon at the outset of each engagement and confirmed in writing. Timelines are estimates based on the agreed scope — delays caused by client decisions, contractor schedules, vendor lead times, or circumstances outside of our control may extend the project timeline without affecting the agreed fee.

To keep your project moving, we ask that you respond to any requests, approvals, or questions within 5 business days. If you anticipate a delay, please let us know — we are always happy to accommodate with notice.

IAdditional fees may apply to account for rescheduling and extended project management. If a project remains unresponsive for 60 consecutive days, it will be considered inactive and closed. In this case, the retainer is non-refundable and any outstanding fees remain due.

5. Revisions & Changes

Each project phase includes two rounds of revisions within the agreed scope. These are an opportunity to refine — not to redirect the concept entirely.

Any revisions beyond the included rounds, or changes that materially alter the agreed scope of work, will be documented in a written change order and billed at our current hourly rate, confirmed at the time of engagement.

Significant scope changes requested after design development has begun may affect the project timeline and overall fee.

6. Approvals & Client Responsibilities

The success of every project depends on a collaborative and timely relationship. You agree to provide all necessary information, access, and approvals required for the project to proceed. Delays arising from your unavailability or late decision-making are not the responsibility of Casa Ormo.

Once you have approved a design direction, material selection, or purchase order in writing, that decision is considered confirmed. Changes following written approval may incur additional fees.

7. Intellectual Property

All design concepts, drawings, mood boards, specifications, and materials produced by Casa Ormo remain the intellectual property of Casa Ormo until final payment has been received in full.

Upon receipt of final payment, all project deliverables become your property for personal use in connection with the designed space. Casa Ormo retains the right to photograph completed projects and use imagery for portfolio, press, and marketing purposes, with reasonable discretion regarding your privacy.

8. Termination

Either party may terminate this agreement with 14 days written notice. In the event of termination by the client for reasons other than Casa Ormo's breach, the client remains responsible for all fees incurred to date, including any non-refundable vendor deposits or purchase commitments made on their behalf. The initial retainer is non-refundable.

In the event of termination by Casa Ormo due to non-payment or breach of these terms, all project materials will be withheld until outstanding fees are settled in full.

9. Limitation of Liability

Casa Ormo's total liability in connection with any project shall not exceed the total fees received under that project agreement. We are not liable for consequential, indirect, or punitive damages arising from the project or this agreement.

We take every care in the sourcing, specification, and coordination of your project. However, we cannot guarantee the performance of third-party vendors, contractors, or products beyond our reasonable professional judgment at the time of selection.

A Final Note

We put genuine care into every project we take on. These terms are not here to complicate the process — they are here to protect it. So that from the first conversation to the last detail, everything can happen with clarity, trust, and intention.
